Mobile Home Leveling Cost Calculator
Answer six questions and this gives you a phone-style ballpark, built from the prices on the pricing page rather than from a lead form. No email, and the answer updates as you go.
What actually moves a Highlands County quote
Home size. A singlewide sits on fewer piers than a doublewide, and a doublewide also has the marriage line, which is the seam down the middle where the two halves meet and the place a settled home shows it first.
How far out of level it has gone. A home a quarter inch out across ten feet is a reshim. A home that has dropped two inches on one corner has usually taken piers, pads, and sometimes plumbing with it.
Pier condition. The single biggest swing. On Highlands County’s sandy soils a pad can press into the ground, a block can crack, and a pier can end up carrying nothing at all. Resetting a pier is $75–$150; rebuilding one with new blocks, cap, and pad is $150–$400. Eight of those is a different job from none.
Access underneath. Skirting that has to come off and go back, tight clearance, standing water, or a belly that has to be opened all add time. A crew that has to work on its back in six inches of damp sand is slower than one that can move.
What else is found. A torn vapor barrier, loose or rusted anchors, or a soft subfloor over a lost pier. Those are separate line items and you see them before anybody starts.
Why Central Florida homes settle
Sebring sits on the Lake Wales Ridge, the sandy spine of central Florida, and the soils here are deep, well-drained sand. That sounds like good news and it cuts both ways: water moves through it quickly rather than sitting, but sand under a concentrated pier load migrates and compacts, particularly once it has been wet, and there is a great deal of it under a home here.
Add the rainy season from June through September, which delivers rain most afternoons, and the result is the ordinary Florida cycle: ground saturates through the summer, sand compacts under the piers, and the doors start sticking the following winter. Cause and symptom are months apart, which is why owners blame the wrong week’s weather.
Three to five years is an honest maintenance interval for most homes here, and at the short end if the ground under yours stays wet.
Before you book anything
Run the settling self-check first. It scores twelve things you can see from inside the home and it will tell you honestly if nothing is wrong. The tie-down planner does the same for anchoring.
Then take the free level check. It takes about half an hour, includes pier-by-pier readings and a written price, and costs nothing whether or not you book.
We cover Sebring, Avon Park, Lake Placid, Lorida, Frostproof, and Wauchula.
What will my relevel cost?
Six questions. You get a ballpark range before anyone visits; the level check on site turns it into a real number.
An estimate, not a quote. The firm number is written at the home once every pier has been shot with a water level, and it is yours in writing before any lifting starts.
Frequently Asked Questions
Where do these numbers come from?
The published table on the pricing page: $450–$800 for a singlewide relevel, $750–$1,400 for a doublewide, $75–$150 per pier to reset and $150–$400 per pier to rebuild. The calculator applies the factors that actually move a quote: home size, how far out of level it has gone, how much pier work it needs, and how bad the access is underneath.
How accurate is it?
Accurate enough to budget with, and not a quote. The variables that matter most are ones you can answer from the living room. What it cannot see is the crawl: crushed pads, a washed-out pier, standing water, or a torn belly. That is what the free level check is for, and the written price you get there does not move afterward.
Why is the range so wide if I do not know the pier condition?
Because nobody can honestly narrow it from outside the home. Pier work is the biggest single swing in a relevel, and the same doublewide can be a straightforward reshim or a job with eight rebuilt piers in it. Showing the real spread is more useful than a low number that looks good.
Do I need to give an email to see the result?
No. No gate, no signup, no download. The answer updates on the page as you change the dropdowns and you can close the tab and never hear from anyone.
