Sebring Mobile Home Leveling is a locally operated service that connects manufactured home owners across Highlands County with licensed, insured Florida mobile home installers for releveling, pier and pad repair, tie-downs, vapor barriers, skirting, pre-sale inspections, and full transport and setup. We publish our prices, we survey every home before we quote it, and we tell you the truth about what the ground under your home is doing.
What we are
We are the front door for a trade that mostly works by word of mouth in the parks. The crews who fulfill our work are state-licensed installers under section 320.8249 of the Florida Statutes, licensed through the Department of Highway Safety and Motor Vehicles, bonded, and insured. We do not print license numbers on a website, and we do not claim a license as ours. You are welcome to ask for the license of the crew that comes to your home and check it with the state before they lift anything.
We work out of Sebring and cover Avon Park, Lake Placid, Lorida, and the rural county in between, plus Frostproof across the Polk line and Wauchula in Hardee County.
How a job runs
You tell us what you are seeing. A door that stopped latching, a slope in the hallway, a marriage-line gap, a strap you can wiggle by hand, a park manager or lender asking for a compliance letter. The more specific the better, but “the floor feels wrong” is enough to start.
A crew surveys the home for free. Skirting access panels come off, the crew crawls the full length of the frame, and every pier gets shot with a water level off a datum point. That produces a pier-by-pier map of how far each one has dropped. While under there they check pads and caps for crushing, shim stacks for rot, the underbelly for tears, and every anchor strap for tension and corrosion. The whole survey takes under an hour on most homes.
You get a written price at the home. The number comes from the map, not from a guess in the driveway. It shows what is a reshim, what is a rebuild, what the straps need, and what can honestly wait. The pricing page lists every range we work inside, and the quote will land in them unless the survey turns up something unusual, in which case you hear why.
The work is done in a day for most homes. Twenty-ton hydraulic jacks on solid cribbing, small lifts worked across the frame, blocks and caps replaced where needed, hardwood shims driven tight in pairs, and the whole frame re-shot before the crew closes the skirting. Straps get re-tensioned as part of every relevel.
What we will not do
We will not invent reviews, a founding year, or a staff roster to put on this page. We will not shim over a pier that needs a rebuild. We will not tell you a relevel is a permanent fix on Lake Wales Ridge sand, because it is not; homes on this ground come back to level every three to five years unless the drainage and pad problems under them are corrected, and we would rather point at the downspout dumping water on your piers than pretend one visit lasts forever. We will not send an unlicensed handyman with a bottle jack, because Florida law does not allow it and because the too-tall shim stacks and scrap-lumber caps those jobs leave behind are what we get called to undo.
Why we publish prices
Most operators in this trade quote from the driveway and keep the number to themselves until then. We think the owner of a 1988 singlewide in a park off US 27 deserves to know before anyone shows up that a relevel runs $450 to $800, that a pier rebuild is $150 to $400 a pier, and that a pre-sale inspection costs $150 to $350 and gets credited against the work it finds. Published prices keep us honest and let you compare bids on something other than a handshake.
