Lake Placid is the Caladium Capital of the World and the Town of Murals, a town of 2,360 people sixteen miles south of Sebring on US 27, about twenty minutes from our crews. It is also lake country in the most literal sense: the town sits among its own chain of lakes and shares a shoreline with Lake Istokpoga, Florida’s fifth-largest lake, and a large share of its manufactured housing sits within sight of water. Where the homes are
Lake Placid’s parks are named for their water. Paradise Village Lakefront Community on Paradise Lake Drive, Tropical Harbor Estates on Rickert Drive, Lakeside Village on Pleasant View, a 55+ community, Lake Gardens Mobile Home Park, Lake Redwater Mobile Home Park on Twin Lakes Road, Darley’s Mobile Home Park on Lake Francis Road. Alpine Village on Center Street is a resident-owned community. Out toward Istokpoga are the fish camps and fishing resorts, Henderson’s Fish Camp and Keepers Only among them, with seasonal and full-time homes around them. Sunshine RV Resort sits on State Road 70 east of town, and Ramey’s Country Acres on US 27. South of town is the Sun ‘n Lakes South subdivision, not to be confused with Sun ‘n Lake of Sebring.
The stock runs older than the big 55+ communities up in Sebring and Avon Park. More singlewides, more pre-1994 homes, more homes on owned lots with a dock, and more homes whose piers have never been under a water level. That is a different kind of call from a Tanglewood doublewide, and it is the kind we get most from Lake Placid.
The ground at the water’s edge
Lake Placid sits at 98 feet on the southern end of the Lake Wales Ridge, and the NRCS ridge sands, Astatula and Candler, are what is under the town: excessively drained sand to more than 80 inches with no water table within 60 to 80 inches. Piers on that ground settle by compaction, the dry-sand pattern, and a relevel every three to five years handles it.
Walk downhill toward any lake and the soil map flips. The lake margins and the flats between Lake Placid and Istokpoga are mapped in the poorly drained flatwoods series, Myakka and Immokalee, where the water table sits within 18 inches of the surface for one to four months a year, and in Basinger, ponded six to nine months. The depressions hold Samsula muck, an organic soil 16 to 51 inches thick with water “at or above surface” most of the year. Lake Istokpoga itself averages four feet deep across 26,763 acres and is ringed by muck that traps boats. A pier pad pressed into that ground does not compact it; it pushes into saturated material that yields. Homes there settle faster after a wet summer, settle unevenly, and often need pier rebuilds on bigger footing pads rather than a reshim. The underside of those homes is also wet most of the year, which is why vapor barrier work is a Lake Placid staple.
The rain that drives both patterns is measured just south of town. NOAA’s 1991 to 2020 normals for Archbold Biological Station put annual precipitation at 54.23 inches with 32.85 of it, 60.6 percent, in June through September. November is the driest month at 1.74 inches, which is the month the lake lots dry out enough to work under easily and the month the snowbirds come back to sticking doors.
Storms
Ian is the one people remember. The National Hurricane Center’s best track has the center at 27.2N 81.7W with 100-knot winds at 0000 UTC on September 29, 2022 and at 27.7N 81.1W six hours later, a line that crosses Highlands County, and the storm spawned a brief tornado in Lake Placid. Before that, Irma dropped 7.82 inches on the Lake Placid monitoring well in September 2017, and Charley in 2004 gusted Archbold to 49 knots from a track some 35 miles west. All of Highlands County is HUD Wind Zone II. On a pre-1994 lakefront singlewide with Type I anchors in wet ground, corroded shafts and slack straps are the rule rather than the exception, and the tie-down inspection is part of every free survey.
Permits and licensing
Lake Placid homes use the Highlands County Building Division in Sebring for setup permits, with the county’s penetrometer and torque tests and the $54 pre-move inspection on a used home. On the flatwoods lots the torque test matters: 275 inch-pounds or less forces five-foot anchors. Florida law under section 320.8249 requires a licensed installer, and all work arranged through us is performed by licensed, insured Florida mobile home installers at the published prices.
