Mobile Home Leveling Prices in Sebring & Highlands County

A singlewide relevel in Highlands County costs $450 to $800 and a doublewide $750 to $1,400. Pier resets run $75 to $150 apiece, pier rebuilds $150 to $400, anchor and tie-down work $600 to $3,500, vapor barrier work $300 to $4,500 depending on scope, skirting $200 to $2,500, and a pre-sale leveling inspection $150 to $350. What pushes a relevel toward the low end: a home that dropped evenly and only an inch or so, sound pads and caps, dry ground, room to work, and a 55+ community lot with a proper compacted pad. A well-kept singlewide in a park like Tanglewood or Lakeview Mobile Village that was last leveled three or four years ago usually lands here.

What pushes it toward the high end: a doublewide with the marriage line open, piers that dropped two inches or more on one side, crushed caps that have to be replaced as you go, standing water under the home after a wet week, or clearance so low the crew is working on their backs. Older homes on owned land toward Lorida, where nobody has been under the frame in a decade, tend to land here.

What pushes it past the range: piers that cannot be reshimmed inside the federal limit. The installation standard at 24 CFR 3285.304 allows hardwood shims to take up one inch of vertical height and hardwood plates two inches nominal. A pier that has dropped further than that has to be rebuilt, not stacked, and rebuilds are priced per pier below. Your survey will show exactly how many.

A relevel always includes re-shooting the entire frame with the water level after the lift and re-tensioning the anchor straps, which go slack when a home settles. It does not include new anchors, new pads, or vapor barrier work; those are called out separately so you can see them. Full process detail is on the leveling page.

Pier and pad repair

A reset means the existing blocks are sound and the pier just needs to be brought back to the beam with new shims and possibly a new cap. A rebuild means the stack comes apart: a new or larger footing pad, new blocks set with the cells vertical and the courses crossed, a new solid cap, fresh shims. Rebuilds cost more because they take longer and use more material, and because the footing under them usually has to be bigger. Highlands County’s own permit worksheet ties pier spacing to footer size and soil bearing, and on soft ground the fix for a sinking pier is often a bigger pad, not a taller stack.

The number of piers matters more than anything else. A singlewide might have 16 to 24 piers along its two I-beams; a doublewide has that plus a row down the marriage line. Highlands County is in HUD Wind Zone II under 24 CFR 3280.305, and Florida Rule 15C-1.0104 sets the anchoring standard: diagonal ties no more than five feet four inches on center with an anchor within two feet of each end, longitudinal ties of at least four anchors per section end, and Type II anchors rated to a 4,000-pound working load on homes built after July 13, 1994 (Type I at 3,150 pounds on older homes). A long doublewide can need well over twenty anchors once frame ties and longitudinal ties are counted, which is where the top of the range comes from. A short singlewide that only needs a handful of anchors replaced lands near the bottom.

Two site factors move the price. Soil: the county requires a torque probe test, and a reading of 275 inch-pounds or less forces five-foot anchors instead of four-foot, which cost more and take longer to drive. Age: a pre-1994 home anchored to the old standard often needs a full retrofit rather than a patch. Details on the tie-downs and anchors page.

Full replacement costs more when the insulation above the old barrier is soaked and has to come out, which is common on the flatwoods side of the county where the water table sits inches below the surface for part of the year, and less common on the dry ridge sand under Sebring and Avon Park. The county’s used-home standards require the bottomboard to be “rodent proofed throughout and sealed,” so a torn belly is also a pre-move inspection failure. See vapor barrier replacement.

Full replacement is priced by perimeter length and skirting height. A singlewide on a low pad is the bottom of the range; a long doublewide set high on a sloped ridge lot is the top. Pre-sale leveling inspection

The fee is credited toward any work the report finds. Parks, lenders, and buyers in Highlands County all ask for this on a sale, and Highlands County itself requires a $54 pre-move inspection before a used home can get a setup permit. Transport and setup

Pull-and-set is the one job we do not price from a table. What is always true

  • The level check is free. Nobody pays for the survey.
  • The price is written before the work. No day-of additions unless the crew finds something under the home that the survey could not see, and then you hear about it before it is touched.

What deferral costs

The cheapest relevel is the one you do on time. A home on ridge sand that is leveled every four years at $450 to $800 stays on sound piers with sound caps. The same home left ten years develops crushed caps, shim stacks stacked past the federal limit, a torn belly where the frame dragged on the underbelly, slack straps, and racked door frames. That is a relevel plus several rebuilds plus a vapor barrier patch plus an anchor re-tension, and it adds up fast.
